3.  Permitted Occupiers

3.1  Only the named Tenants may occupy the Property.

3.2. No additional occupiers may reside at the Property without our prior written consent.

4.  Periodic Tenancy, Continuation and Rent Review

4.1. Any rent increase must be implemented by service of a valid notice under section 13 of the Housing Act 1988.

4.2. Rent may be reviewed in accordance with law and will not increase more than once in any 12-month period.

4.3. The Tenancy will continue as a periodic tenancy unless terminated in accordance with this Agreement or by law. For further information see Clauses 9 and 36.

5.  Utilities and Council Tax

5.1. You are responsible for payment of all utility and service charges relating to the Property, including gas, electricity, water and sewerage, Internet, telephone, satellite or cable TV subscription and television licence. You must maintain accounts directly with providers and ensure timely payment. For further information see Clauses 21 and 27. 

5.2. You are responsible for payment of Council Tax or any equivalent replacement charge, unless exempt.

6.  No Tenancy Deposit (also known as the security deposit)

6.1. No tenancy deposit is taken under this Tenancy.

7.  Right to Rent

7.1  This Tenancy is conditional upon all intended occupiers passing satisfactory Right to Rent checks under Section 22 of the Immigration Act 2014.

7.2  Where any person fails such checks, we may refuse occupation or take lawful steps to prevent occupation.
