THE PROPERTY

Terms and Conditions

1. Tenancy Type, Commencement and Possession

1.1  This is an assured periodic tenancy commencing on (Insert date/year). You are entitled to take possession from this date. See Clause 16.

1.2. At least one of you must attend the check-in appointment on the first day of the tenancy to enable completion of initial property checks, including smoke alarm testing and handover procedures.

2. Rent

2.1. Upon signing and completion of this Agreement by all parties, an initial rent payment of (Insert sum) (less any applicable holding deposit) must be paid within four days as advance rent for the tenancy commencement period from 1 August (insert year) to 31 August (insert year).

2.2. From (Insert date/year), rent is payable in advance in monthly instalments of (insert sum same as 2.1), due on the first day of each calendar month (being the first day of each rental period). Rent may be paid earlier, if desired. Once the tenancy has started you can choose to voluntarily pay any amount of rent early to help your budget, if you wish.

2.3  Rent must be paid in cleared funds as a single consolidated payment on each rent due date to our nominated account: sort code (Insert code), account number (Insert number), in the name of (Insert name of account). This is a joint tenancy and you are jointly and severally liable for all obligations under this Agreement, including payment of rent. Any apportionment of rent between you is a private matter and does not affect your obligations to us.

2.4. Any bank charges, transfer fees or deductions must be paid by you so the full rent is received without deduction.

2.5. You must pay the rent due under this Agreement whether or not requested.

2.6  If rent is unpaid for more than 14 days after it becomes due, you must pay contractual interest on the overdue amount at a rate of 3% per annum above the prevailing Bank of England base rate from due date until payment. This clause is intended to comply with the Tenant Fees Act 2019 and applies only to the extent permitted by law.
