The Main Terms of the Tenancy
1 Term of Tenancy. Check-in
1.1 We let the Property at (insert address of property) excluding the loft (and Garage, if applicable) to you jointly and severally together with the Contents specified in the Inventory and Schedule of Condition for a fixed term of (insert number) months starting on and including (insert start date) and ending at (insert time end date) on the terms set out in this Agreement. You agree at least one tenant will attend your check-in on the first day of your Tenancy.
1.2 Renters' Rights Act and End of Tenancy
This property is let exclusively to full-time students for a new student group each academic year, ending on (insert date). If legislation, including the Renters' Rights Act, converts the fixed term into a statutory periodic tenancy or requires a mandatory Ground 4A (or equivalent) notice, the tenancy will continue until lawfully ended. We will normally give notice to end the tenancy at (insert time and end date) to prepare for the next group. Should the tenants wish to remain and we agree, the tenancy may continue periodically, with us retaining the right to serve notice to regain possession at the end of a future academic year.
1.3 Only the four named individuals in B above are allowed to live in this Property. These named individuals must be full time students. No one else is allowed to live in this Property unless you have our written permission.
1.4 Each individual in B above must have a satisfactory right to rent check to occupy the Property.
1.5 If there is an existing tenant in the Property at the time this Agreement is signed then this Agreement is subject to vacant possession being provided by that tenant (or tenants if there is more than one). If the tenant fails to move out, then this Agreement will not take effect.
2 Rent
2.1 You must pay the rent in advance, by standing order in one lump sum to our nominated account as set out in Clause 9.1). You must pay (insert sum) every calendar month. The first payment of rent is due on or before (insert date). Subsequent rent payments must be paid in advance by the (insert date) every calendar month until this Tenancy is lawfully ended.
3 Renewing the Tenancy. Right to rent. ('Mortgage' optional term)
3.1 At the end of the Term this tenancy may continue as a periodic tenancy under the Renters' Rights Act, unless we serve notice in accordance with the law.
3.2 It is a condition of this Tenancy that anyone living in the Property is in possession at all times of a right to rent as set out by Section 22 of the Immigration Act 2014.
3.3 This Property is subject to a mortgage. (optional clause)
4 Deposit
4.1 No deposit has been taken on the Tenancy. Your rent will not be used for any breach of the Tenancy Agreement.
