3.3. Prescribed and Other Information

We confirm receipt of:

• Energy Performance Certificate (EPC)

• Guarantor Application Notes

• Guarantor Deed Notes

• Privacy Notice

3.4. Right to Rent

We understand that Right to Rent checks must be completed before the tenancy begins and we have provided suitable documentation to enable you to carry out these checks.

• We have attached clear and legible copies of our documents in JPEG format (for example, both passport photo pages) or other acceptable documentation as set out in the relevant guidance: Click this link

• Overseas students provide a valid share code to enable online checks

We understand that failure to provide suitable documentation may prevent the tenancy from proceeding.

3.5. Identity Verification

We agree to attend the Property in person on Sunday (insert date/year) (time to be confirmed) with our original Right to Rent documents for verification or such other reasonable arrangement as agreed. Overseas students will provide a share code in advance to enable an online check prior to in-person verification. If we are unable to attend this appointment, we will notify you at the time of submitting this form.

4. Holding Deposit and Reservation Process

If this application proceeds:

• A holding deposit of (insert sum) (one week’s rent) will be required

• This is taken in accordance with the Tenant Fees Act 2019

• It demonstrates a genuine intention to proceed

 We understand:

• The holding deposit will be applied towards the first month’s rent payment once the agreement is fully signed and dated or otherwise dealt with in accordance with the Tenant Fees Act 2019

• No tenancy is created by payment of the holding deposit

• Where required, the application will only be able to proceed where the parties consent to extend the statutory holding deposit deadline through a Holding Deposit Extension Agreement (HDEA)
