3.3. Prescribed and Other Information

Receipt of:

• Energy Performance Certificate (EPC)

• Guarantor Application Notes

• Guarantor Deed Notes

• Privacy Notice

3.4. Right to Rent Documentation

That Right to Rent checks must be completed before the tenancy begins and we have provided suitable documents to enable you (the landlord`) to carry out these checks. We confirm that:

• We have attached clear and legible copies of our documents in JPEG format (for example, both passport photo pages) or other acceptable documentation as set out in the relevant guidance: Click this link

• We will provide original document(s) for verification when requested (see point 3.5 below)

• Overseas students will also provide a valid share code now for preliminary checking and agree to provide an updated active share code closer to the tenancy start date for final verification. 

We understand that failure to provide suitable documentation may prevent the tenancy from proceeding.

3.5. Identity Verification

We will attend the Property in person on Sunday (insert date/year) (time to be confirmed) with our original Right to Rent documents for verification by you (the landlord) or such other reasonable arrangement as agreed. Overseas students will provide a share code in advance to enable an online check prior to in-person verification. If we are unable to attend, we will notify you at the time of submitting this form.

4. Holding Deposit, Reservation Process and Landlord Signing the Tenancy Agreements

If this application proceeds:

• A holding deposit of *(insert sum) (one week’s rent) will be required

• This is taken in accordance with the Tenant Fees Act 2019

• It demonstrates a genuine intention to proceed

*Note: One week's rent = (insert) monthly rent × 12 months ÷ 52 weeks = £(insert) per week.

We understand and agree that:

• The holding deposit, with our consent, will be applied towards the first rent payment or otherwise dealt with in accordance with the Tenant Fees Act 2019

• Payment of the holding deposit does not itself create a tenancy or give us any right to occupy the Property
