H. Tenancy Agreement Signing Deadlines

To comply with current legislation:

a) If we receive the two tenancy agreements before 1 February (insert year), we will retain them securely and sign them on or after 1 February (insert year), returning the signed and witnessed tenant agreements by tracked post by 4 February (insert year)

b) If we receive the two tenancy agreements after 1 February (insert year), we will return the signed and witnessed tenancy agreements by tracked post within 3 days of receipt.

You will then sign and return one fully executed copy to us, subject to receipt of satisfactory guarantor documents.

I. Check-in

At least one tenant will attend the check-in at the property on 1 August (insert year). The check-in will take approximately two hours and includes an inventory review and first-day legal checks.

J. Council Tax Exemption

After receipt of the fully executed tenancy agreement, we will promptly apply to Warwick District Council for student Council Tax exemption.

K. Electronic Service

That we agree notices and documents relating to the tenancy may be served electronically (for example, by email). Unless the law requires another method of delivery.

L. Proposed Tenancy

The tenancy is intended to commence on 1 August (insert year) at (insert monthly rent) per calendar month, with the first payment due by that date. Although the tenancy will be periodic and not a fixed term, we currently indicate on a non-binding and informal basis (subject to circumstances at the time) that we expect a section 4A notice to be served seeking to end the tenancy on 30 June (insert year), as the property is likely to be required for another group of full time students.

Lead Student Responsibilities:

1. Carefully check all details, including spellings in this form.

2. Ensure each student provides:

    a) Right to Rent JPEG document(s). Usually a copy of both passport photo pages; and

    b) A copy of the photo side of a valid student ID card

3. Ensure all students sign the extended holding deposit agreement, transfer (insert one week's rent) and email a copy of the document and proof of payment.

4. Ensure each student signs both tenancy agreements by the relevant deadline and return both the signed and witnessed tenancy agreements to us by tracked post.

5. Act as the main contact for the group and coordinate tenancy matters.

6. Ensure at least one tenant attends the check-in on 1 August (insert year). Time to be confirmed.

​Each Guarantor (often a parent, other relative or family friend):

a) Has agreed to act as a guarantor.

b) Meets the guarantor requirements.(see attached, 'Guarantor Application Notes').

c) Will fully complete and return the required documents within 5 days; and

d) Has suitable facilities for printing and scanning documents (double-sided).
