Other groups may be viewing this property. It will be reserved for 5 days for the first group to return a fully completed Reservation Form with all supporting documents. If documents are not returned or the holding deposit is not paid by the stated deadlines, we reserve the right to release the property to another group. 

 

WE CONFIRM:

A. Student Status

We are all full time students for the next academic year.

 

B. Key Documents

We and our guarantors have reviewed and accept the 'KEY DOCUMENTS' (including the tenancy agreement and guarantor deed) under 'RENT APPLICATION' at www.spaletting.com

 

C. Prescribed and Other Information

We and our guarantors, confirm receipt of the: Energy Performance Certificate (EPC), How to rent the checklist for renting in England, Guarantor Application Notes, Guarantor Deed Notes and Privacy Notice.

 

D. Right to Rent

Each tenant has a valid Right to Rent in England and has attached clear JPEG copies of the relevant document(s) (for example, both passport photo pages or other acceptable documents: Click this link.  

 

E. Face to Face Right to Rent Verification

We will meet you outside the property on (insert date), with our original Right to Rent document(s). Overseas students provide a share code now, so an online check can be completed beforehand. We will notify you now if we cannot meet this arrangement.

F. Holding Deposit

Within 3 days of receiving two copies of the tenancy agreement, we will:

a) Sign the 'Agreement to Extend Holding Deposit Period';

b) Transfer the holding deposit (insert one week's rent); and

c)  Email a scanned copy of the signed agreement and proof of payment

 

You will countersign and return a scanned copy for our records.

G. Guarantor Documents

Once you have received the signed 'Agreement to Extend Holding Deposit Period' and the holding deposit, you will issue documents to the four guarantors. These must be fully completed and returned within 5 days. We understand the tenancy is conditional upon receipt of satisfactory completed guarantor documents.​​​
