Following submission of the Reservation Form, the landlord will provide:

• A draft tenancy agreement (for review only, must not be signed), and

• The HDEA, where required

 Within 3 days of issue, we will:

• Sign, date and return the HDEA as an email attachment

• Pay the holding deposit to the bank account details provided by the landlord

Once the HDEA and holding deposit are received, the Property will be treated as reserved for the group, subject to conditions in this form and the HDEA. If any required step is incomplete or unreasonably delayed, we may treat the application as not proceeding and may release the Property to another applicant. The holding deposit will be dealt with strictly in accordance with the Tenant Fees Act 2019. 

5. No Tenancy Deposit (also known as the security deposit)

No tenancy deposit is required or payable for this tenancy.

6. Guarantor (Requirement and Practical Arrangements)

We understand that a suitable guarantor is required for each Prospective Tenant. Each guarantor must:

• Have agreed to act as guarantor

• Meet the requirements set out in the attached Guarantor Application Notes

• Fully complete and return all required documentation within 7 days of receipt

• Have access to printing and signing facilities (UK guarantors: typically, double-sided documents)

• Be able to return documents promptly by tracked post (by email, if an overseas guarantor)

• Be available during application period (for example, not on extended travel without arrangements in place)

We understand that failure by any Prospective Tenant to provide a suitable guarantor may prevent the tenancy from proceeding for the group as a whole.

7. Tenancy Agreement Signing

We understand:

• The tenancy agreements will normally be sent to us on or just after 1 February (insert year)

• They must be signed on or after that date and returned promptly by tracked post and, in any event, no later than (insert date/year)

• If issued after 1 February (insert year), they must be signed and returned within 3 days of issue by tracked post

• The landlords will then sign and date the tenancy agreements and return one fully executed copy to the Lead Prospective Tenant
