• You intend to sign the tenancy agreements on or after the (insert date), returning one fully executed copy to the Lead Prospective Tenant. The parties will therefore need to agree an extension of the statutory holding-deposit deadline through an Agreement to Extend Holding Deposit Period (AEHDP)

Following our submission of the Reservation Form, you (the landlord) will send us, for signature and witnessing: 

• Two copies of the proposed tenancy agreements

• The AEHDP

​We will sign and witness both copies of the prosed tenancy agreements and sign the AEHDP, returning the tenacy agreements to you by tracked post and the AEHDP by email, in each case within five days of receipt.

Before returning these documents, we will transfer the holding deposit, equivalent to one week's rent, to your nominated account.  

Once you have received the two signed tenancy agreements and signed AEHDP, together with the holding deposit, the Property will be treated as reserved for the group, subject to the conditions of this Reservation Form and the AEHDP. 

5. Security Deposit (also known as the Tenancy Deposit)

No tenancy deposit is required or payable for this tenancy.

6. Guarantor (Requirement and Practical Arrangements)

We understand that a suitable guarantor is required for each Prospective Tenant as a condition of you (the landlord) agreeing to proceed. Each guarantor must:​

• Have agreed to act as guarantor

• Meet the requirements set out in the attached Guarantor Application Notes

• Have access to printing and signing facilities (UK guarantors: typically double-sided documents)

• Be available during application period (for example, not on extended travel without arrangements in place)

• Fully complete and return all required documentation within 5 days of receipt by tracked post (electronically if overseas)

We understand that failure by any Prospective Tenant to provide a suitable guarantor may prevent the tenancy from proceeding for the group as a whole.
