7. Check-In

At least one tenant must attend the check-in on 1 August (insert year) (time to be confirmed). The appointment may take approximately 2 hours and typically includes an inventory review recording initial condition, testing smoke alarms, property tour, reviewing the House Handbook and key handover for the group.

8. Council Tax Exemption

Following receipt of the fully executed copy of the tenancy agreement, we will all promptly apply to Warwick District Council for student Council Tax exemption.

9. Electronic Communication

We consent to communication by email or text, unless another method is required by law. Documents sent by email will be treated as received on the day sent, unless there is evidence to the contrary. 

10. Rent

We understand and agree:

• The initial rent of (insert monthly rent) (less any holding deposit already paid) will be paid in cleared funds as a single payment by 28 July (insert year) for the tenacy commencement period 1 August 2027 to 31 August 2027

• Thereafter, the monthly rent of (insert monthly rent) must be paid in advance as a single payment on the first day of each month, being the first day of each rental period (from 1 September (insert year)). Rent may be paid earlier, if desired

• We do not accept individual payments, so the group may wish to use a joint account to collect each tenant's share before paying the rent

11. Lead Prospective Tenant Responsibilities

The Lead Prospective Tenant's responsibilities includel:

1.  Carefully checking all details in this form before submission (spellings, omissions, errors etc.)

2.  Coordinating that each Prospective Tenant provides as an attachment to the email:

     a. Clear Right to Rent documentation in JPEG format (for example, both passport photo              pages); and

     b. A clear copy of the photo side of a valid student ID card, which is valid for at least 11            months from the start of the tenancy
