The tenancy will only proceed once

  • All agreements are fully executed; and

  • Satisfactory guarantor documentation has been received

8. Check-In

At least one tenant must attend the check-in on (insert day) 1 August (insert year) (time to be confirmed). The appointment may take approximately 2 hours and typically includes an inventory review including initial condition recording, testing smoke alarms, property tour, all keys handed over for the group and reading meters.

9. Council Tax Exemption

Following receipt of the signed tenancy agreement, we agree to promptly apply to Warwick District Council for student Council Tax exemption.

10. Electronic Communication

We consent to communication by email or text, unless another method is required by law. Documents sent by email or text will be treated as received on the day sent, unless there is evidence to the contrary. 

11. Rent

We understand and agree:

  • The initial rent of (insert monthly rent) (the total rent due, less any holding deposit) will be paid in cleared funds in one single sum within 4 days of the tenancy agreement being fully signed and dated by both parties

  • This payment covers the first rental period from 1 August (insert year) to 31 August (insert year) 

Thereafter: 

  • From 1 September (insert year), rent of (insert monthly rent) per month will be payable in advance on the first day of each calendar month, being the first day of each rental period, until the tenancy ends. 

  • Rent may be paid earlier than the due date, if desired
