34.5  If you leave belongings after the Tenancy, we may remove and store them and, where permitted by law, sell or dispose of them. Perishable, hazardous or waste items may be disposed of where reasonably necessary. We will take reasonable steps to contact you and give you the opportunity to collect other items before disposal or sale. You are responsible for reasonable, properly evidenced costs of removal, storage or disposal, recoverable under Clause 19. Any sale will be dealt with in accordance with applicable law, including any requirement to account for sale proceeds.

34.6  You are responsible for redirecting your mail after the Tenancy.

35.  Our Obligations

35.1  We will allow you quiet enjoyment of the Property during the Tenancy without unlawful interruption.

35.2  We will ensure that the necessary consents required to grant this Tenancy have been obtained.

35.3  We will maintain insurance for the structure and contents supplied by us against fire and other usual risks, where available on reasonable commercial terms. See Clause 20.

35.4  We will comply with our statutory obligations in relation to fitness for human habitation, repairs, gas safety, electrical safety and the safety of the Property, as set out in Clauses 11 to 13 and applicable law.  

35.5 We will ensure that furniture and furnishings supplied by us comply with applicable fire-safety requirements and that required smoke and carbon monoxide alarms are installed and checked as required by law.

35.6  We will maintain and repair appliances supplied by us and listed in the Inventory and Schedule of Condition, unless repair is required due to your or your visitors' misuse, negligence or failure to take reasonable care.

35.7  We will carry out necessary repairs within a reasonable time after becoming aware of them, having regard to the nature and urgency of the repair, access, contractor availability and the availability of parts, materials and equipment. Where a repair is delayed by circumstances reasonably outside our control, we will take reasonable steps to progress the repair as soon as practicable.
