12.2  Our obligation to repair does not extend to damage caused by you or your visitors, items which you are entitled to remove from the Property or the rebuilding or reinstatement of the Property following destruction or damage by fire, storm, flood or other inevitable accident, except to the extent required by law.

13  Gas and Electrical Safety

13.1 We will comply with our obligations under the Gas Safety (Installation and Use) Regulations 1998 (as amended), including:
13.1.1 maintaining and servicing gas appliances, flues and associated pipework and installations provided by us so as to ensure they are kept in a safe condition;
13.1.2 carrying out safety checks at intervals of no more than 12 months by a Gas Safe registered engineer;
13.1.3 providing a Gas Safety Record to you before occupation and within 28 days of each check; and
13.1.4 retaining records as required by law.

13.2  We will comply with the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 (as amended), including:
13.2.1 ensuring the electrical installation is maintained in a safe condition throughout the Tenancy;
13.2.2 arranging inspection and testing at intervals of no more than five years by a qualified person;
13.2.3 completing any required remedial or further investigative works within the prescribed timeframes; and
13.2.4 providing copies of the electrical safety report (EICR) to you and any local authority as required by law.

14.  Pets

14.1  You may request consent to keep a pet at the Property in accordance with Section 16A of the Housing Act 1988. We will not unreasonably withhold consent to any such request, which may be subject to reasonable conditions. The procedure for making requests and the relevant requirements are set out in Clause 28.
