28.2  Any request for consent to keep at pet must be made in writing  and must include a description of the proposed pet. We may reasonably request further information where necessary to assess the request, including information about the pet and arrangements for its welfare, care, supervision, cleanliness, training, health and parasite control and arrangements during periods when the Property is unoccupied.
28.2.1  Where appropriate, we may also ask for views or circumstances of the other occupiers of the Property, including any allergies, sensitivities or other material health, safety or welfare concerns;
28.2.2  You should provide any reasonably requested further information promptly. Failure to provide information reasonably requested for the purpose of assessing the request may affect our ability to determine the request;
28.2.3  We will consider relevant circumstances when assessing the request, including the suitability of the proposed pet for the Property and its shared occupation and any relevant information provided by the other occupiers. The views of the other occupiers will be taken into account but will not, of themselves, determine the outcome of the request.

28.3  Where permission is granted, it may be subject to a written Pet Agreement containing reasonable and proportionate conditions relating to the particular pet and its keeping at the Property. The Pet Agreement may set outrequirements relating to care, supervision, control, welfare, hygiene, cleanliness, training, prevention of nuisance or damage and arrangements during absence or incapacity. You must keep the Property clean and free from unreasonable pet-related odour, hair, staining or damage and must return it at the end of the Tenancy in the condition recorded in the Inventory and Schedule of Condition at the start of the Tenancy, subject to Fair Wear and Tear. This includes removing all pet-related contamination and complying with any reasonable cleaning or treatment requirements. Any conditions imposed must be reasonable and proportionate to the nature of the pet and any associated risks.

28.4  Where a permitted pet causes a material nuisance, material damage or a material health, safety or hygiene risk or where you breach a reasonable condition relating to the keeping of the pet of this Agreement, you will be in breach of this Tenancy. We may require you to take reasonable steps to remedy the breach within a reasonable time and prevent recurrence. We may recover any reasonable costs, losses or expenses properly incurred as a result of such breach, including cleaning, repair, treatment or replacement costs, in accordance with this Agreement and applicable law. Where a material breach continues or cannot reasonably be remedied, we may take such further action as permitted by this Agreement and applicable law, including seeking the removal of the pet, where legally permitted. This clause does not apply to assistance animals, such as guide dogs, which are protected under the Equality Act 2010.
