26.2 Cause or permit any conduct which results in nuisance, annoyance, harassment, alarm or distress to any person at the Property or in the local area. For the purposes of this Agreement, antisocial behaviour includes behaviour falling within section 1(1) of the Crime and Disorder Act 1998 and relevant provisions of the Anti-social Behaviour, Crime and Policing legislation and includes behaviour causing or likely to cause nuisance or annoyance. The local area includes neighbouring properties, shared spaces, accessways and nearby amenities. You are responsible for your own behaviour and that of any person visiting or staying at the Property. A breach of this clause is a serious breach of this Agreement.
26.3 Engage in, or permit any visitor to engage in, any criminal or unlawful activity at or in the vicinity of the Property, including violence or threats of violence, drug-related activity (including possession, use, cultivation or supply of controlled substances), discriminatory or abusive conduct, intimidation, harassment, possession or misuse of offensive weapons, damage to property, graffiti, fly-tipping, throwing objects from the Property or obstruction or hazardous use of vehicles.
26.4 Harass any person at the Property or in the local area. Harassment includes any unwanted conduct directed at an individual or group which is intimidating, hostile, degrading, offensive or distressing or which interferes with their peace, comfort or use and enjoyment of their property.
26.5 Carry out or permit any unreasonable action or activity which interferes with the quiet enjoyment of any other person. This includes excessive or unreasonable noise such as loud music or amplified sound, shouting, banging, slamming doors, heavy footfall on stairs, noise associated with intoxication or gatherings or any disturbance particularly between 11pm and 8am. It also includes misuse of drones, cameras or surveillance equipment in a way that interferes with the privacy of others.
26.6 Hold parties or large gatherings at the Property or permit an excessive number of visitors at any one time where this may cause nuisance, overcrowding, damage or breach of this Agreement. You must not allow any person to stay overnight on a frequent or ongoing basis so as to amount to occupation or contribute to overcrowding.
26.7 Fail to cooperate reasonably with us, our agents, the local authority or the police in resolving complaints relating to nuisance, disturbance or antisocial behaviour, including complying with reasonable steps requested to prevent recurrence.
26.8 Do anything or fail to do anything in breach of this Agreement or applicable law, which may reasonably result in enforcement action, a penalty or prosecution being taken against us or affecting the Property.
