13. Demand for Payment
If the tenant fails to pay, the landlord will make a written demand to you. You then agree to pay any sums legally due.
11. Tenant Leaving Early
If a tenant leaves early, for example, by withdrawing from their course, this guarantee will normally continue, as the tenancy remains in place for the remaining tenants. However, if the Renters' Rights Bill is enacted during this tenancy and a tenant ends their tenancy early by serving valid notice, then the tenancy will end for all tenants, unless a replacement tenant is agreed in line with point 12 below.
12. Replacement Tenants
The guarantee ends if the tenant leaves early and a suitable replacement full-time student, approved by the remaining tenants and the landlord, takes over the tenancy or a new tenancy agreement is signed.
10. No Cancellation
You cannot cancel the guarantee during the term of the tenancy.
14. Signing Requirements
You must sign in three places: At the bottom of page one to acknowledge receipt of this page. In the box on page two. At the bottom of page two to confirm receipt of copies of:
a) The Tenancy Agreement
b) These Guarantor Deed Notes
c) The Privacy Notice
16. Independent Witness
Your witness must be over 18, not a relative and physically present when you sign. They must observe your signature before signing themselves.
15. Completing the Deed
Fill in all sections, including the date in the box on page two. This Agreement takes effect from this date.
