Guarantor Deed Notes
Please read these important notes before completing the Deed of Guarantee
6. No Fixed Maximum Liability
There is no fixed maximum amount that a guarantor may be required to pay under this guarantee. While the monthly rent is known in advance, other sums, such as compensation for damage, cleaning or losses, cannot be predetermined.
7. Examples of Compensation Paid by Tenants
Although compensation is often not required at the end of the tenancy, examples of previous charges include:
a) Cleaning the property to the original check-in standard
b) Replacing a stained mattress
c) Replacing missing keys, including fitting new locks
d) Repairing or replacing damaged or missing furniture
8. Duration of the Guarantee
Your obligations start on the commencement date of the tenancy and continue throughout any variations, continuation or renewal of the tenancy, provided the Guaranteed Tenant remains a party to the tenancy. Your obligations end only when all sums due under the tenancy have been paid in full.
9. No Cancellation
You cannot cancel the guarantee during the tenancy.
10. Tenant Leaving Early
If a tenant leaves early, for example, because they withdraw from their course and valid notice is served to end the tenancy, the tenancy will end for all tenants unless a replacement tenant is approved in accordance with point 12 below.
