Guarantor Application Notes
Please read these important notes before completing the Guarantor Application Form
1. A guarantor should:
a) Be aged over 21 and under 75
b) *Preferably be a homeowner
c) Have an annual gross income of at least £21,000
d) Have no history of Individual Voluntary Arrangements (IVAs), County Court Judgments (CCJs), Bankruptcy or European/International equivalents.
2. *We may accept a guarantor who is not a homeowner, if they meet all other criteria.
3. Once your completed form is received, we will either accept it or submit it to a tenant referencing company to confirm your suitability to act as a guarantor.
4. The four 'Contact' boxes In Section 3 on Page 2 should be completed carefully. Your 'Contact' will usually be a senior professional, such as an HR Manager or Accountant. If applicable, please advise them a tenant referencing company may contact them. They should respond promptly within 5 working days to any request for information. Delayed responses can cause an application to fail.
5. The first box in Section 3 on Page 2. For 'Self Employed', 'Retired' or 'Independent Means' the tenant referencing company may request evidence from an accountant or a self-assessment to confirm you can support this tenancy.
6. Overseas guarantors complete, where necessary, using your country equivalents to, for example, National Insurance Number or Post Code. Convert salary to approximate pound sterling.
7. A guarantor reference check may include:
1. Income and asset confirmation
2. Home ownership verification
3. Residency confirmation
4. Identity verification
5. Rent affordability calculation
6. Full Credit History (up to 6 years) including:
a) County Court Judgment (CCJ) search
b) Bankcruptcy and IVA data
c) Linked or previous address checks
d) Electoral roll presence
e) Existing credit accounts
f) Credit score

9. Submission instructions: Return ONLY the following completed documents, Deed of Guarantee and Guarantor Application Form. To make sure your documents arrive safely and on time, send them by tracked 'Guaranteed Next Day Delivery' post to:
