FUTURE LANDLORD REFERENCE
We provide references for around 50% of our student tenants who leave us for their next rental property. This percentage is rising year on year, as many landlords become more discerning about signing up tenants who have a good rental history with their previous landlord. Some landlords are now asking for two landlord references, from your current and previous landlord.
What do future agents/landlords want to know about you?
Questions are often very short and simple:
Recently we provided a reference for a student who left us two years previously. They enquired whether:
'The rent was paid on time without issues and there were no rent arrears.
The individual was of good character, respectful to you and the property.'
To conduct the tenancy in a 'satisfactory manner' and be a 'good tenant' we consider cleaning, maintaining the garden, any damage, any anti-social behaviour, promptly paying the rent and any compensation or fees on time, providing evidence within 14 days of the tenancy end that bills have been paid and carrying out your obligations in the tenancy agreement and so on.
This is why we always stress how important it is to pay your rent on time.
Equally important is how you return the property to us at the checkout. It's your choice, however increasingly busy students are engaging professional cleaners to minimise any end of tenancy compensation to us. If you decide to professionally clean the property, check they are aware of the original standard and include everything in our student 'Checkout Guide'.
Usually most of our tenants understand the importance of being a 'good tenant' during the tenancy.
It's too late to be a good tenant if you often pay your rent late or the neighbours complain about your noise. "If only I had thought about a future landlord reference from the start of the tenancy...".
