“Inspection Report” means a document prepared following an inspection of the Property recording condition, compliance matters, observations, photographs and any actions or advice. Where signed or acknowledged, it may be used as evidence of matters recorded at the time of inspection.
“Inventory and Schedule of Condition” means the document prepared before the Tenancy recording the condition of the Property and Contents, including photographs and meter readings. It is checked and signed at the start of the Tenancy and forms the baseline record of condition. It is used again at the end of the Tenancy to assess changes, supported by the Checkout Form.
“Jointly and Severally Liable” means that all of you are individually and collectively responsible for complying with the obligations in this Agreement. This means that any one or more of you may be required to pay the full amount of any rent, compensation or other sums due under this Agreement and we may enforce those obligations against any one or more of you. This Tenancy is periodic, so notice given by one Tenant may, in accordance with law, bring the Tenancy to an end for all of you. You are responsible for coordinating payment of rent and compliance with this Agreement. You are also responsible for the behaviour of any person who lives in or visits the Property with your permission. If the Property or Contents are damaged, lost or affected as a result of their actions or omissions, you are responsible for the reasonable cost of repair or replacement. We may recover such costs from you rather than from that person. It is your responsibility to seek any contribution from them if you wish to do so.
“Landlord”, “we”, “us”, “our” means the person or persons entitled to receive the rent and possession of the Property.
“Notice Seeking Possession” means a notice served under Section 8 of the Housing Act 1988 in the prescribed form.
“Pet Agreement” means a separate written agreement between us and you which may be required as a condition of any permission to keep a pet at the Property. It sets out reasonable and proportionate terms relating to the keeping of the particular pet, including, but not limited to, care, supervision, control, welfare, cleanliness, training, hygiene, prevention of nuisance, prevention of damage and protection of the Property and reasonable enjoyment of other occupiers. The Pet Agreement may include reasonable conditions and ongoing requirements necessary to give effect to the permission granted. It forms part of your tenancy obligations once entered into. Any breach of the Pet Agreement constitutes a breach of this Tenancy and may be dealt in accordance with this Agreement and applicable law.
