REPAIRS

 

There are 5 main responses:

1. Emergencies e.g. gas leaks, fire and severe flooding (asap)

2. Tenant repairs (ongoing as necessary)

3. British Gas (depending on urgency, usually 0 to 14 working days)

4. Local contractor (depending on urgency, usually 0 to 21 working days)

5. Contacting us (anytime for advice)

 

1. Severe emergencies are often dealt with by the emergency services.

 

2. Tenant repairs are small jobs that any tenant would normally do to take reasonable care of the property. For example (but not limited to), removing carpet stains; replacing lightbulbs, fuses, batteries and filters; tightening screws; removing stains in toilet pans; bleeding a radiator of air; unblocking a sink where you have caused the blockage or treating condensation mould. See "Tenant Like Manner" on page 12 in your tenancy agreement for more information.

 

3. The central heating, plumbing, electrics and major appliances are insured against breakdowns. British Gas will respond to your phone call to arrange a mutually agreeable appointment to, for example, to repair a leaking pipe or radiator; a faulty light switch or wall socket or a major appliance, such as the washing machine or fridge/freezer or the gas boiler stops working.

 

4. Our local authorised contractor holds keys for your property and will respond to your phone call to repair anything not covered by British Gas. For example an electric shower not working; sticking door; a fence damaged by the wind; seized lock or a window or roof repair. With your permission our contractor can repair items whilst your house is unoccupied, including switching your intruder alarm off and on. His response time will depend on the urgency of your situation.

 

5. If you need advice about a repair you can contact us at anytime.

 

We may seek compensation from you for repairs or replacement where you have caused damage or loss through neglect. It may be cheaper for you to replace a damaged or lost item on a like for like basis. You must not replace major items such as furniture or kitchen appliances, however you may choose to replace a small item such as a stained or torn mattress protector, a dropped broken desk lamp or a cracked fridge/freezer shelf or container.

 

We will endeavour to meet all of the above timescales on emergencies, repairs and replacements, however no guarantee can be given on the timescale to supply goods or complete a repair, if it is beyond our control.

(GAS, ELECTRICITY & WATER)

TIPS

You can change your gas and electricity supplier, but not your water company.

 

If changing utility companies do this well before the start of your tenancy, otherwise the existing supplier will consider you are on a 'deemed contract' and start to bill you.

 

Dual-fuel discounts i.e. the same company supplying both gas and electricity usually offer the best deals. 

Your house is fitted with solar panels. Utility companies will pay you for the excess electricity you do not use. With solar panels you could make substantial savings on your electricity bills, particular if you use appliances during day light hours.

Recommend all your names are on the utility accounts, as they will not usually discuss anything with people not named on accounts.
