INSURANCE

We insure the buildings and our contents under a general household policy. You are responsible for insuring your home contents. We will not insure any items belonging to you.

 

You are strongly advised to take out insurance with a reputable insurer for your possessions. Specialist student insurers may not be the cheapest. Are you covered by an existing insurance policy? Bringing a bike to the house? Consider including a range of events as part of your insurance, for example your fresh/frozen food etc. in case of a power cut; you lose an entrance key and you have to pay the cost of replacing lock(s); flood, fire and smoke damage and you or your visitor's accidental, negligent or malicious damage to our property or contents.  

   

WHAT TO BRING TO THE HOUSE

For a simple inventory for each house click on 'inventory' under the heading 'Property Details' in this website. Things you bring to the house may include your own bed linen, (we supply a mattress protector), pillow(s), towels, cutlery, crockery, cooking utensils, audio equipment, TV, small electrical goods e.g. kettle, toaster, iron and important documents, personal and study items. You will also need to decide what else to bring to the house. You may wish to share some items rather than end up with 4 electric kettles or 4 toasters!

 

You will find a helpful checklist either HERE or HERE. There's loads of stuff you probably won't need on these lists, but it's a good memory jogger!

 

 

LANDLORD VISITS

We will inspect the property at least three times during the tenancy, usually on a Sunday between 10.30am and 4pm in November, February and May.

 

The main purpose of our visit is to check the cleanliness, tidiness and condition of the property and that your house isn't being used for anything that breaches the tenancy conditions. Our properties are also checked they are still fit for human habitation under the Homes (Fitness for Human Habitation) Act. We are here to help, so our visit will give you an opportunity to discuss any situations. Visits take about 40 minutes and involve a tour around the property. We will leave you with a written report, which may include photos.

TIPS

Would you like to save money by following these house rules?

 

1. Replace defective light bulbs with energy saving bulbs.

2. Turn off lights on leaving a room.

3. Take shorter showers.

4. Avoid running taps continuously when e.g. brushing your teeth.

5. Turn down central heating by one degree.

6. Boil a kettle with only as much water as you need.

7. Wash fruit in a bowl.

8. Use microwave to save energy.

9. Use dishwasher when it is full.

10. Where possible avoid tumble dryer. Air dry clothing outside.

11. Use thermostats on radiators.

12. Use a small electric ring on cooker for a small pan.

13. Cover pans when cooking, they will heat up more quickly.

14. Don't heat water from cold in a pan. Use boiling water from kettle.

15. Empty fridge and freezer space wastes energy.

16. Dress to keep warm, rather than turning up the heating.
