TIPS
The most successful groups create simple ground rules from the start of the tenancy, because living together in a house can be a more intense experience than living on university campus. It is more difficult to get away from each other and small situations can blow up out of all proportion.
For example, you may want to:
1. Decide how the utility, rent and other bills are paid on time.
2. Create a house kitty for e.g. toilet rolls, cleaning products etc.
3. Agree a weekly cleaning rota of shared areas and decide how to keep them tidy.
4. Decide whether to remove shoes when entering the house.
5. Agree a re-cycling policy. Your wheelie bin will overflow if you throw everything away.
6. Decide how to avoid excessive noise when others are asleep.
7. Develop a system to ensure the last person leaving the house checks all windows are closed, front an rear doors locked and the intruder alarm is set.

YOUR CHECK-IN
For an 11 month tenancy your check-in is usually 1 August, the first day of your tenancy. For a smoother start to your tenancy we will send suggestions of things to do prior to your check-in.
Everyone does not have to be at the check-in, however there are many matters to attend to on the first day of your tenancy, for example we will:
1) By law test your smoke alarms and give you important documents including your gas certificate.
2) Give you all the house keys.
3) Go through the House Handbook.
4) Take you on a tour of the property.
At the check-in you are responsible for:
5) Checking the Inventory and Schedule of Condition. One or more of the group can sign the inventory on behalf of the others.
6) House security, so we will give you the intruder alarm code.
7) Paying water, gas and electricity bills, so together we will read the meters.
Allow up to two hours for the check-in, before you move anything into the house, because it could take you up to an hour to tour the house to check the contents in the inventory. Bring a pen!
WHEN DO WE GET OUR KEYS?
You will receive all the keys for the group at your check-in. The person(s) present is responsible for sorting out the keys for anyone not there.
THE INVENTORY
The Inventory and Schedule of Condition is a list and photographs of the property's standard of cleaning and the contents and their condition, drawn up by us just prior to the commencement of the tenancy. It will be checked and signed by you at the start of the tenancy. It includes the inventory checkout form, which you and we will sign at the checkout. For a simple inventory for:
