“Tenant Like Manner” (continued) and Schedule of Condition, allowing for Fair Wear and Tear. You must report any defect or issue promptly where it falls outside these responsibilities. This obligation applies only to routine, everyday minor tasks that a reasonable tenant would be expected to carry out using basic household tools, including items such as screwdrivers, Allen keys, spanners and similar simple hand tools. It does not extend to repairs or works which are our responsibility by law or require professional repair or replacement. 

“Tenancy” means the assured periodic tenancy between us and the Tenant for the Property commencing on the Commencement Date stated in this Agreement.

“Utility Bills” means all charges relating to utilities, including standing charges, VAT and related service or environmental charges.
